At coach light builders, our building process begins with you. It is amazing how effective the simple idea of listening to the client can be. After all, we are building your dream home. We believe that the key to success in the home building process is communication.
Bringing your ideas to life can seem overwhelming at first glance. With our proven process we can easily take you from architectural design and material specifications through the selection process seamlessly. We even offer professional interior decoration and selection assistance as a standard part of our process.
At coach light builders, we want to ensure that the
building process is as enjoyable and stress free for our clients as possible.
Our proven process:
Initial Consultation: We are ready to listen. In the initial
meeting, we will ask a series of questions to find out your wants, needs and
desires. It is important to us to have a clear understanding of your
expectations for your new home.
Professional Services Agreement: A "PSA" is an initial commitment between the Client and Coach Light Builders that
allows us to put ourselves in the middle of the planning phase including budget and specification.
Plan and Specification Development:
We will work hand in hand with the Architect and Engineers in the design of
your home. We believe that being involved in the planning and design, gives us
an opportunity to provide a more cost effective approach to many of the build
challenges and are able to make appropriate material specification suggestions.
Detailed Budget and Allowance Analysis: Upon completion of Architectural and Engineering, we put a bid package out to our vendors and trades. Every detail of the final plans are explored. Allowance accounts are established and included
within the overall construction budget for subjective selection items such as
appliances, plumbing fixtures and tile. We then develop an itemized budget and allowance analysis that will be the cost guide throughout construction.
Construction Contract: The construction contract is reviewed and signed to by all parties. At this time we will also review and initial each page of the final plans, specifications, budget and allowance items.
Building Time-Line and Schedule Meeting: A pre-construction meeting is held to review the construction time-line and schedule. We provide detailed "Selection Sheets" to guide you through the selection items for your home such as tile, flooring, and appliances.
Professional Designer Selection Assistance: You are not alone. Our in house designer will meet with you and schedule all necessary appointments with our vendors and work with you every step of the way through the selection process.
Change Order and Allowance Reporting: We need you to be informed. No extra or additional work will be done without your approval. Our "no surprises" approach will keep you informed of your budget and any potential extras or overages before they happen.
Project Completion: Once all inspections are passed by the city inspectors, your home is in it's initial completion phase. Now it is time for the Client to explore their new home.
